When Should You Book Home Staging Before Photography?

Home staging should be planned as part of the sales campaign, not added as a last-minute task the day before photography. The exact lead time depends on the property, staging scope, access and current availability, but an early brief gives everyone more room to make good decisions.

Start when the campaign dates take shape

Contact the staging team once you have a likely photography window and listing date. You do not need every detail finalised, but the team should know the property location, whether it is vacant or occupied, the rooms involved and any access restrictions.

If you are working with an agent, include them in the timing. Photography, copy, floor plans, compliance work and launch dates often depend on one another.

Allow time to decide the scope

A vacant property may move directly toward a full-stage proposal. An occupied property usually needs a closer review of what will remain, what should be removed and which hired pieces are needed. A consultation can prevent rushed decisions and make the installation brief much clearer.

Complete property work before installation

Staging furniture should not arrive while painting, repairs or heavy cleaning are still underway. Trades create safety and damage risks, while unfinished rooms make it harder to install efficiently.

Before the agreed staging date, confirm that:

  • Building, decorating and maintenance work is complete
  • The agreed rooms are clean and clear
  • Existing furniture has been moved as planned
  • Power, keys and safe access are available
  • Parking, loading, lifts and building access are confirmed
  • The staging team has the current photography time

Leave a practical buffer before photography

Where the campaign allows it, avoid planning installation and photography so tightly that one small access issue affects the whole launch. A reasonable buffer gives the agent, photographer and staging team time to confirm the property is ready.

Do not assume a particular lead time is always available. Busy campaign periods and larger projects can require more notice, so ask the staging team to confirm dates for your property.

Share changes early

Settlement, trade work, access and photography dates can move. Tell the team as soon as something changes. It is easier to protect the campaign when everyone is working from the same schedule.

The most useful first brief

Send the suburb, property type, number of bedrooms, whether it is vacant or occupied, likely photography date and intended listing date. Add current photographs or a listing link if they are available. That is enough for Spaces to recommend the next step and begin shaping a quote.
